Building permits in Mallorca: the part that sets the timetable
When you build a house in Mallorca, the bottleneck is not the building work but the permit process at the town hall. Each council has its own criteria, and knowing them saves months.
With the architect and technical team we prepare the paperwork for the full building permit (major works), submit it and chase the application through to approval, including any amendments and fees.
1. Plot appraisal
Using the cadastral reference we check what can be built on your plot and what conditions the council sets. If you have not bought it yet, we tell you whether it is viable before you sign.
2. Design with the technical team
We work with your architect, or introduce you to practices on the island we collaborate with, and prepare the full set of documents for the building permit.
3. Submission and follow-through
We submit the application to the relevant council — Calvià, Andratx, Palma or whichever municipality the plot is in — and follow it through to approval, with whatever amendments and fees are required.
4. Construction and site management
Once the permit is granted the build begins, with our own team and a single point of contact coordinating trades, deliveries and technical inspections.

Setting out and foundations
Earthworks, retaining walls and foundations. Decisive on the sloping plots so common on the island.
STAGE 02
Structure
Reinforced concrete or steel-and-concrete composite structure, floor slabs and roof.
STAGE 03
Envelope and services
Façade, insulation, waterproofing, aluminium or uPVC windows and doors, plumbing and electrics.
STAGE 04
Finishes and exteriors
Flooring and tiling, bathrooms, kitchen, swimming pool, garden and painting.
STAGE 05
Completion and habitability certificate
Certificate of completion, habitability certificate (cédula de habitabilidad), utility connections and handover of the keys.
